Terms
The agreement you accept when you order a study, check a lot or join Feasa Pro.
The short version
- A study is a report written by an AI model from public rules and records. It can be wrong. Check it with the jurisdiction and qualified professionals before you act on it.
- It is not advice from an engineer, surveyor, architect, attorney or appraiser, and it promises no permit, approval, cost or outcome.
- If something goes wrong, the most we owe you is what you paid for that study.
- You pay in Stripe’s secure payment form. For a paid study, nothing is charged, and nothing runs, until the payment goes through. Refunds follow our Refunds page.
- A dispute starts with an email to hello@feasa.ai. Washington law applies.
This summary is part of the Terms, and the full text below governs.
1. Who we are and this agreement
These Terms are an agreement between you and Feasa LLC, a Washington limited liability company (“Feasa”, “we”, “us”). You can reach us at hello@feasa.ai. You accept these Terms when you tick the box to agree before you order a study, check a lot or join Feasa Pro, and by using feasa.ai. If you do not agree, do not use the service. You must be at least 18 and able to enter a contract. If you use Feasa for a business, you accept these Terms for it.
2. The service
Feasa sells written studies about one property: a Feasibility study, and a Fullscope, which adds costs, fees and a budget, the civic record, and copies of the county records it used. Feasa also offers a free lot snapshot, the Feasa Pro membership, and questions you can ask about a study you bought. Studies are sold only for addresses in the states the order form lists. For any other address we stop before payment.
3. Not professional advice
Feasa is not an engineer, surveyor, architect, attorney, appraiser, lender, real estate broker or any other licensed professional, and a study is not their work. Nothing Feasa gives you creates a professional, advisory or fiduciary relationship. A study is the step before you hire those professionals and never a substitute for them. It designs nothing and draws no plans, and it is not a permit, a survey, an appraisal or an approval from any jurisdiction.
4. Written by AI, and it can be wrong
The research and the writing are done by an AI model working from the jurisdiction’s published rules, maps and records. Those sources can be incomplete, out of date or wrong, or open to more than one reading. They can change after a study is written, and the model can misread them. A study reflects its sources as they were found when it ran. Before you buy, sell, finance, design or build, or make any other decision, confirm what matters to you with the jurisdiction and with qualified professionals. You decide what to do with a study, and that decision is yours.
5. No promised outcome
Feasa does not promise that a permit, approval, variance or utility service will be granted, that anything can be built, or what anything will cost, how long it will take, or what a property is or will be worth. Costs, fees and budgets in a study are estimates.
6. Orders, payment and delivery
The price is the one shown when you order. You pay in Stripe’s secure payment form on our own checkout page, and your card details go to Stripe, never to us. For a paid study, nothing is charged, and nothing runs, until the payment goes through. A study then runs on its own. We email you when it is ready, and it stays on your dashboard. Delivery times are estimates, not promises. Refunds follow our Refunds page.
7. Feasa Pro
Feasa Pro is a membership at $99 a month or $990 a year. It renews automatically at the end of each period, and Stripe charges the card on file, until you cancel. You can cancel at any time from Manage plan on your account page. Cancelling takes effect at the end of the period you have paid for, and the membership’s perks continue until then. We do not refund partial periods. The perks, such as the included Fullscope each member-month and member prices, are as described on the Feasa Pro page when you join. We may change the price or the perks. We will email you before a change applies to your next renewal, and you can cancel before it does.
8. The free lot snapshot
The lot snapshot is free. It is a map and a short reading of the county’s own layers for one lot, provided as is. We may limit, change or stop it at any time.
9. Your report and your content
When you pay for a study, you may use it for your own decisions about that property, and share it with the people helping you with them, such as your advisors, lender, designer, contractor, a buyer or seller, and the jurisdiction. You may not resell it, publish it, or offer it or its contents as a product or service. Feasa keeps all rights in the service and in how studies are researched, written and laid out. You keep the rights to what you give us (the address, your notes, your answers and anything you upload), and you let us use it to provide, support and improve the service.
10. Using Feasa fairly
Give us accurate information, and use Feasa only lawfully. Do not scrape it, order or check lots by script, try to get around a limit, probe or break its security, reverse engineer it, overload it, or use it to harm anyone. Your account is your email address: anyone who can read that inbox can sign in, so keep it secure. You are responsible for what happens under your account.
11. Other services
Stripe takes payments, an AI model provider runs the research and the writing, and county, city and state agencies publish the records and maps a study reads. We do not control them, and we are not responsible for their data, their availability or their own terms.
12. No warranties
FEASA, EVERY STUDY, EVERY LOT SNAPSHOT AND EVERY ANSWER ARE PROVIDED “AS IS” AND “AS AVAILABLE”. TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS AND NON-INFRINGEMENT, AND WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR FREE OF ERRORS.
13. Limit of liability
TO THE FULLEST EXTENT THE LAW ALLOWS, FEASA IS NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, THE PRICE PAID FOR OR LOST ON ANY PROPERTY, DESIGN, ENGINEERING, SURVEY, APPRAISAL OR PERMIT FEES, CONSTRUCTION COSTS, CARRYING COSTS OR DELAY, EVEN IF WE WERE TOLD THEY WERE POSSIBLE. FEASA’S TOTAL LIABILITY FOR ALL CLAIMS ABOUT A STUDY, A LOT SNAPSHOT OR ANY OTHER PART OF THE SERVICE IS LIMITED TO THE PRICE YOU PAID FOR THE STUDY OR SERVICE THE CLAIM IS ABOUT. A FULLSCOPE INCLUDED WITH FEASA PRO COUNTS AT THAT MONTH’S MEMBERSHIP DUES ($99, OR $82.50 ON THE YEARLY PLAN). ANYTHING PROVIDED FREE, SUCH AS THE LOT SNAPSHOT, CARRIES NO MONEY DAMAGES. NOTHING IN THESE TERMS LIMITS LIABILITY THAT WASHINGTON LAW DOES NOT ALLOW TO BE LIMITED.
14. Indemnity
You will defend and indemnify Feasa against claims by others, and the losses and reasonable costs that come with them, arising from your misuse of a study or a snapshot, from content you give us, or from your breach of these Terms.
15. Changes to these Terms
We may update these Terms. Each version carries its effective date and version at the top of this page. A new version applies to orders, snapshots and memberships started after it is posted, and each order is governed by the version you agreed to when you placed it. For Feasa Pro, a new version applies from your next renewal after we email you about it.
16. Suspension
We may suspend or close an account that breaks these Terms. If we do, a study you paid for that has not been delivered is refunded.
17. Disputes
Before filing any claim, send a written notice of the dispute to hello@feasa.ai with your name, your email and what you want, and give us 30 days to resolve it informally. These Terms are governed by the laws of the State of Washington, without regard to its conflict-of-law rules. Any claim that is not resolved goes only to the state courts in Pierce County, Washington, or the United States District Court for the Western District of Washington at Tacoma, and you and we consent to their jurisdiction. Either of us may instead bring a claim in small claims court where it qualifies. To the extent the law allows, a claim must be brought within one year after it arises.
18. General
Ticking the box to accept these Terms is your electronic signature, and we may send you notices by email. These Terms, with our Refunds and Privacy pages, are the whole agreement between you and Feasa about the service. If any part is found unenforceable, the rest still applies. Not enforcing a part is not a waiver of it. We may assign these Terms to a successor, and you may not assign them without our consent. Neither of us is responsible for delays caused by events outside our reasonable control.
